Portfolio Landlord Mortgages: Borrowing With Four or More Mortgaged Properties

Once you own four or more mortgaged buy-to-let properties, lenders treat you as a portfolio landlord. Each new application is no longer judged on one property alone. The lender looks at your whole portfolio: its rents, debts, cash flow and plans. Prepare well and approval is straightforward; arrive with gaps and even a good deal can stall.

Where the four-property rule comes from

The Prudential Regulation Authority (PRA) sets expectations for how banks underwrite buy-to-let. Since 2017, lenders must apply specialist underwriting to borrowers with four or more mortgaged let properties. The count usually includes properties held personally, jointly and through companies you control.

What lenders ask for

1. A property schedule. Every property with address, ownership, value, loan, lender, rate, monthly payment, rent and tenancy type. 2. A business plan or cash-flow forecast, showing income, costs and how you would handle voids or rate rises. 3. Tax returns or company accounts, usually the last one to two years. 4. Bank statements to confirm rents are being received. 5. Evidence of experience and how the portfolio is managed.

Aggregate rental cover

Many lenders check that the whole portfolio, not just the new property, meets a minimum rental cover. A typical test is that total rent covers total mortgage payments by 125% to 145% at a stress rate. One weak property can drag the average down, so some landlords refinance or sell under-performing units before applying.

Some lenders also cap total exposure, either in pounds or number of properties with them, and some cap your overall portfolio loan-to-value at around 70% to 75%.

Why the 2026 changes matter for portfolios

• Tax. The Budget on 28 October 2026 announced property income rates of 24%, 44% and 49% from April 2027 for individuals. Lenders will want to see that your cash-flow forecast reflects this. • Renters' Rights Act. Periodic tenancies and the end of Section 21 put more weight on arrears history and management. • Energy rules. Rented homes in England and Wales must meet an EPC C-equivalent standard by 1 October 2030. Lenders increasingly ask about upgrade plans for lower-rated stock.

Ways to keep growing

• Use a limited company for new purchases if your accountant agrees: https://www.dynesourcer.co.uk/blog/complex-btl/limited-company-buy-to-let-mortgage-2026 • Spread across lenders so you don't hit one lender's exposure cap. • Release equity carefully from strong properties to fund deposits. • Keep your schedule up to date every quarter, so applications move quickly.
