Sometimes several separate homes sit on a single freehold title: a row of three terraced houses, a farmhouse with two converted barns, or a house with a self-contained flat above a garage. Lenders call this multiple properties on one title (MPOT). It's a niche corner of buy-to-let, and most mainstream lenders won't touch it. Specialist lenders will, if the structure is right.
What counts as MPOT
An MPOT is two or more separate, self-contained dwellings held under one registered title. Each unit typically has its own front door, kitchen and bathroom, and is let on its own tenancy. It differs from an MUFB, which is one building split into flats: https://www.dynesourcer.co.uk/blog/complex-btl/mufb-mortgage-multi-unit-freehold-block https://www.dynesourcer.co.uk/blog/complex-btl/mpot-vs-mufb-vs-separate-titles
Common examples:
• Two or more houses bought together from one seller, never split onto separate titles. • A house with an annexe, coach house or garden cottage let separately. • A small courtyard or rural development of cottages on one title. • A mixed group, such as a house plus a flat above a shop next door, on one freehold.
Why mainstream lenders avoid MPOT
A mortgage is secured on a title. When several homes share one title, the lender can only repossess and sell them together, which shrinks the buyer pool and makes recovery slower. Standard buy-to-let products are designed for one dwelling per title, so they exclude MPOT.
How specialist lenders assess MPOT
1. Valuation as one lot. The surveyor values the whole title as a single sale, usually at a discount to the units sold separately. 2. Combined rent. Rental cover is tested on the total rent of all units, commonly at 125% for limited companies and up to 145% for higher-rate taxpayers. 3. Unit limits. Many lenders cap the number of dwellings per title, often somewhere between 4 and 10. 4. Self-containment. Each unit should have its own facilities, and ideally separate meters and council tax bands. 5. Experience. Most want an established landlord, often with a portfolio. 6. Access and services. Shared driveways, drainage or utilities need clear legal rights.
Stamp duty on MPOT purchases
Buying several dwellings in one transaction is taxed on the total price at residential rates, plus the 5% additional-property surcharge, now that multiple dwellings relief has ended. If you buy six or more dwellings in one transaction, you can choose non-residential rates instead. An annexe sold with a main house can have its own rules, so check with your conveyancer.
Planning your exit
Many MPOT investors plan to split the title later, so each home can be mortgaged or sold separately. That usually needs lender consent, solicitor work, Land Registry plans and clear access rights for each unit. Done well, it can lift the total value towards the sum of the separate homes.

FAQs
Can I get a buy-to-let mortgage on two houses on one title
Yes, from specialist lenders that offer MPOT products.
Is MPOT the same as MUFB
No. An MUFB is one building divided into flats; MPOT covers separate buildings or dwellings on one title.
Does a granny annexe count as MPOT
It can, if it is self-contained and let separately. Lender policies vary.
Should I split the title before refinancing
Often it widens your lender choice, but weigh the legal costs and timescale first.
